The Indiana Housing & Community Development Authority (IHCDA) is proud to have made the process of buying a home a reality for thousands of families, offering programs that assist with making down payments, getting low interest rate loans and even special programs for families that live in rural areas. IHCDA programs may be used with FHA, USDA, or VA financing.

Kentucky Housing Corporation (KHC)

The Kentucky Housing Corporation (KHC) provides purchase financing funds for qualified buyers in Kentucky for those who have not owned their own home in the most recent three years and/or who buy in defined, Target Areas.

KHC’s program provides opportunities for down payment assistance and/or below-market interest rates and may be used with FHA, USDA, VA or conventional loans. KHC’s Mortgage Credit Certificate program (MCC) may also be available for eligible borrowers.

 

Household income limits and price limits apply. American Mortgage was KHC’s first delegated lender and has been the top lender with KHC for years.

 

 


Ohio Housing Finance Agency (OHFA)

The Ohio Housing Finance Agency (OHFA) provides purchase financing funds for qualified buyers in Ohio who have not owned their own home in the most recent three years or who buy in defined, Target Areas, or eligible veterans.

OHFA’s program provides opportunities for down payment assistance and/or below-market interest rates and may be used with FHA, USDA, VA or conventional loans. OHFA’s Mortgage Credit Certificate program (MCC) may also be available in lieu of down payment assistance or financing for the same eligible borrowers.

Tennessee Housing Development Authority (THDA)

The Tennessee Housing Development Authority (THDA) provides purchase financing funds for qualified buyers in Tennessee who have not owned their own home in the most recent three years or who buy in defined, Target Areas.

THDA’s program provides opportunities for down payment assistance and/or below-market interest rates and may be used with FHA, USDA, VA or conventional loans.
